Around here the property tax bills don't get mailed out
till May since the city has to wait and see how much
revenue sharing they got from the state before they'll know
how much they need. There is a property tax cap, but lately
they haven't been taxing to it. Even if they knew they were going
to tax to the cap they would never know what anyone's taxes were 
going to be since that depends not only on the value of their 
property but on the total value of all taxable property, which 
keeps changing with the market.

Then half of it is due in mid June, and the second half in
mid August. So unless you're rich enough to just have the
extra money just lying around, you'd better make plans to have
at least as much as you paid the year before ahead of time.
If you're even one day late the whole unpaid amount goes up
by 10%.
